“Should I make repairs before listing your home?” My answer is always yes. We are still in a seller’s market. Affordability has slightly decreased, interest rates are higher than in previous years, and home prices continue rising. Despite these factors, buyers are still actively looking for homes. We have strong buyer demand in a low-inventory market.

Preparing your home for today’s market and presenting it in the best possible condition increases your chances of a successful home sale with the highest possible price. Today, I’ll share with you three things you can do to prepare your home for sale:

1. Have a pre-listing consultation. That initial consultation allows us to identify the key areas of repair and improvements that will give you the highest ROI. Our goal is to recoup or exceed the amount you invested in repairs and improvements by increasing the appeal of your property and its value.

2. Understand the different types of improvements. Not all repairs are worth it. I’ll walk you through your home and determine which will add value and increase marketability. We can do two types of improvements: cosmetic repairs and maintenance repairs. Cosmetic repairs are improvements that enhance the perception, appeal, and desirability of your home. On the other hand, maintenance repairs address deferred maintenance issues like roof leaks, plumbing problems, etc. Maintenance repairs are often discovered during inspections and can affect the buyer’s peace of mind.

3. Increase your buyer pool. Higher demand leads to higher prices. Your efforts to repair and improve your property will increase buyer demand, maximize your probability of sale, and help you achieve the highest possible home sale price.
